Cutler is good, but that was waaaaaaay too much. This was an azz raping of Wanncrap proportions !

 

Well if its bad enough you go to the emergency room bro, don't let something like that fester, it can get infected. I let a cut on the back of my left heel try to heal on it own, and 2 weeks later I was in the emergency room with a 106º temp and being told by the doctors I was hours away from death had I not come in to the ER.

So kiddies, I will have all my proposals by the end of the day for the windows replacements and new roof for the house. Its gonna cost a bundle ......

The windows are all for the same kind : PGT Wingard lamenated High Impact white frame windows (14 of them), all single roller egress (to meet the Miami-Dade code) and 7 proposals ranging from $ 10,700 to $ 13,300. All will pull the permits with the county. I also am going to replace the window sills (which still have ugly yellow tile from when it was built in 1954) and go with grey granite in the sills (still no proposals for this). Only one of the companies has a A+ rating from Better Business Bureau, 2 have B + and the others are not registered with them. The A+ guy is not the most expensive, but not the cheapest either.

I am leaning towards his deal.

As for the roof, we have decided against tile, but are going with shingles.....Owen-Corning Premium Duration (supposed to withstand 130 mph) Desert Tan color (which will give the the maximum choices of wall paint colors when we re-paint sometime this fall). The 6 roof estimates are from between $11,200 to $ 9,700. Not all the facia boards are being replaced and only several places in the softed are being replaced.

well Kev hopefully its as cheap as possible and they get all the work done very quickly.

 

They all promise that if I sign the contract next week the work will be completed by Memorial Day. That is perfect, because hurricane season starts June 1st.

But none of this is cheap UGH ! My wallet takes a serious hit.

But with State Farm more than likely pulling out of Florida, as they have said they are not renewing policies (even though I have been a customer of theirs since 1993 and never made a claim). I will be shopped around by State Farm to see if they can find someone to buy my policy, and in the event of no takers, I will have to go with the state run insurance, Citizens - which is ulta expensive.

Have you looked into metal roofing? They have stuff that looks like tile, shingles and even spanish tile now and every color. You get a discount from insurance or taxes, I can't remember. Its supposed to be the strongest and safest thing for your roof.

Fin, way out of the budget. Metal is the most expensive and I do have one estimate and its for $ 23,900. We thought of it 1st because its supposed to be the best, but when we heard the price we sad no thank you.

Then I was thinking of spanish barrel tile, but even that was being run in estimates of $ 17,000 to $ 13,500.

My parents installed the present shingle roof in 1993, and it has lasted through hurricanes Erin (1995), Georges (1998), Isabel (1999), Charlie, Frances and Jeanne (2004), and Katrina and Wilma (2005). In that time we have only lost about 20 shingles from what I could see the other day when I was up there. The present roof is only supposed to last through 80mph, and in Katrina (gusts to about 80mph) and Wilma (sustained 105mph, gusts about 125mph) so it has lasted us well, and way beyond the 7 year guarantee....so we got our money's worth.

If we go with the Owens-Corning, if its installed properly (and it will have to be, because its has to be inspected by the county for the permit), it should last me until I can sell the house a year or two after Mom has passed away.

 

I can't tell you who to go with, but I can tell you that reading this just terrified the sh** out of me. I just bought my first house, and I know all those things await me at some point. Hell, I haven't even moved in yet and I've already spent $3000.00 on tile, a new toilet, new vanity, mirror, cabinet, granite countertop, and fixtures for the bathroom! It is all sitting in my sister's garage waiting for closing day so my brother-in-law can demo and remodel. Plus I need to replace 5 windows that the former owners didn't replace (so they match the ones they did), a new exterior door on the garage, AND pay for my bro-n-laws labor!
